Planning commission recommends rezoning

The Planning Commission voted unanimously in favor of a request to rezone a property at 1702 Forest Hills Blvd. from R-1 residential to C-1 neighborhood commercial during its 13-minute Monday, Jan. 11, regular meeting.

Associate planner Sarah Bingham said the property is owned by the Forest Hills Church, which sets to the west of it, and the applicant is a realtor who works out of a house located near the property line between the two parcels and wants to place a sign for her business on this land.

The rezoning request will go before the city council during the Monday, Feb. 25, regular meeting with a recommendation from the planning commission to approve it.

The 0.69-acre parcel sits a short distance to the north of the Highlands gate. While the parcel is smaller than typically allowed for a C-1 district, Bingham said that staff did not have any issue with the proposed rezoning.

"As you are aware, we have some funky lot sizes in Bella Vista," she said.

Vice-chairman Doug Farner motioned to approve the rezone.

"Having looked at this and having talked about it at our work session, it seems to me, since it's right across the street from a C-1 ... and knowing that area, it seems logical to me that it should be a C-1," he said.

The commission also approved a lot split in the planning area at 9800 Fletcher Road, splitting a 13.608-acre parcel into a 1.423-acre and 12.185-acre parcel.
