The planning commission unanimously approved a lot split in the city's planning area during its nine-minute regular meeting Monday, Sept. 10.

The sole agenda item was for a lot split just outside the city limits on Howland Road. The split in question converted a 4.26-acre lot into two smaller lots.

Associate planner Sarah Bingham said the easement requirements were met and a 20-foot access easement was in place to ensure one of the newly-created tracts will not be landlocked.

The only noteworthy oddity, she said, is the rear setback on one parcel is 10 feet rather than the typical 20 feet because of an existing septic field.

"This is a pretty cut-and-dried lot split," she said.

After voting for the split, commissioner Don Robinson asked what happened with the proposed cell tower the commission was expecting to vote on.

Bingham explained that the application has been withdrawn, though it may be brought back in the future.

The planning commission's next agenda will feature a large scale development.

Community Development Services Director Kevin Gambrill said that Crafton Tull has submitted a large scale development application to perform an expansion of the Harps grocery store at Towncenter.

The proposal could expand the store to approximately 3,500 to 3,700 square feet, he said, though a formal staff report is not yet available.

This will be up for discussion during the commission's Sept. 27 work session and Oct. 8 regular meeting, during which the commission is also expected to discuss a conditional use permit for the Arts and Crafts Festival.

"That will be coming soon," Gambrill said.
