Assessment alert

In order for an increase in POA assessment amounts, it requires 51 percent approval of all property owners -- improved or unimproved -- to make it happen.

The last time a vote to increase our assessments was proposed by the POA and then canceled, there was a reference to a statement in our lot owners covenants on page 30, section 6, that states that if the 51 percent approval is not reached, then a second vote can be authorized and the requirement for passage is one half of 51 percent, or 25.5 percent.

If the upcoming vote produces anything close to 25.5 percent approval, then you can be assured that the POA will request a second vote. Therefore, a resounding "no" vote will be required in order to discourage a second vote.

If you are against the increase, it is imperative that you turn in your "no" vote or get ready to pay a 50 percent increase in your assessment.
